The business

A family rental business that ran on paper

Moreco Properties is a family-owned rental business with units across Trenton and Hamilton, New Jersey. It ran on a spreadsheet, phone calls, and word of mouth. Renters had no way to see what was open, and the owner tracked every lease and payment by hand.

What I built

A public site for renters, and a private one for the owner

The public site lists only the units that are actually open, with photos and details. An AI assistant answers renter questions using the live listings. One form handles inquiries, showing requests, and maintenance requests from current tenants, and every message lands in the owner's inbox.

Behind the login is the part she uses every day: a rent roll for every unit, outstanding balances, expenses sorted by tax category, and a year-end report she can hand to her accountant.

Decisions that mattered

  1. 01

    Her books first

Before building anything on top of it, I loaded her history and reconciled it until every total matched her own spreadsheet to the cent. That match is the reason she trusts the dashboard.

  2. 02

Debts are written off, never deleted

When a balance can't be collected, it is stored as its own write-off. Deleting the charge would say she never billed it, and recording a fake payment would overstate her income at tax time. Both would break the match with her books.

  3. 03

The AI only talks about what is actually listed

Early on, the assistant kept describing a unit after it was rented, because an example in its instructions used real details. Its examples are blank templates now, and it reads only from the live listings.

  4. 04

    Spam gets flagged, not blocked

Suspicious messages still arrive, marked as suspicious, so a real renter is never silently dropped by a filter.

Where it stands

  • ▹Live at morecoproperties.com, with the owner using the dashboard day to day.
  • ▹My first client.
